Building appraised at $1M → opened a $750,000 line of credit (75% LTV). Used $300,000 of the line to pay off the existing mortgage. Swept $150,000 in cash from checking into the line. Applied $15,000/month in rental income directly to the balance.
Result: the $300,000 was paid down in under a year, at roughly $5,000 in interest — with the $750,000 line still open and available.
